Mushroom Group’s Iconic Dundas Lane Headquarters Hits the Market

One of the most iconic addresses in Australia’s music and entertainment industry, 9 Dundas Lane has been Mushroom’s base of operations for almost half a century.

Within its walls, some of the most influential artists have launched their careers and called Dundashome such as Kylie Minogue, Jimmy Barnes, Split Enz, Skyhooks, Archie Roach, Paul Kelly, Hunters & Collectors, Yothu Yindi, Vance Joy, The Temper Trap, Vika & Linda, Dan Sultan and The Teskey Brothers to name a few.

Dundas Lane is also the birthplace of Frontier Touring. Throughout its history the company has grown to become one of the largest and most respected promoters in the southern hemisphere, producing some of the most memorable tours to ever visit Australia and New Zealand including Taylor Swift, The Rolling Stones, Billy Joel, Madonna, Bruce Springsteen, Foo Fighters and many more.

Dundas’ influence is known worldwide, with global music royalty regularly passing through its doors throughout the years. The building stands as a tangible piece of the Mushroom story and Australia’s rich music history. If the walls could talk, they’d have one hell of a story.

Mushroom Group CEO Matt Gudinski said the building has been central to the company’s journey as it prepares for its next chapter.

“Dundas Lane has been an incredible part of Mushroom's history and is globally renowned in the music industry. I've been coming here my entire life, and it's hard to overstate what this place means to everyone at Mushroom. As we look ahead, finding the right custodian to carry Dundas Lane's storied history into its next chapter is incredibly important to us. It will be sad to leave so many memories behind, but we're excited for what the future might hold for this iconic address.”

Marshall White, in conjunction with Stonebridge and acting under instructions from AdviseTransact, have been appointed to sell 9 Dundas Lane.

The converted former biscuit factory occupies a 525 sqm* freehold corner landholding with three street frontages and approximately 1,080 sqm* of building area, combining warehouse-scale proportions and character with a rooftop terrace in the heart of one of Melbourne’s most highly sought after suburbs of Albert Park.

The property comprises approximately 490 sqm* across each of its two principal levels, with a further approximately 100 sqm* upper-level office and rooftop terrace component. Its existing configuration includes lends itself perfectly to a bespoke conversion of significant propositions likely suiting either residential or commercial occupation. The corner position and three street frontages provide natural light and multiple outlooks across the building which will greatly enhance any development project undertaken by the successful purchaser

The building has been closely connected to the Mushroom Group’s history since the company moved to Dundas Lane in 1980, eight years after Michael Gudinski founded the business in St Kilda in 1972.

Its industrial origins remain evident throughout the building, with brickwork, generous internal volumes and warehouse-style proportions contributing to its unique charm.

Marshall White agent Oliver Bruce said the combination of scale, atmosphere and location created a rare proposition for buyers considering a substantial residential conversion, alongside those seeking a future development opportunity, subject to the relevant approvals.

“There’s a genuine residential conversion story here. The scale of the floorplate, the corner light from three street frontages and that warehouse volume are exactly what buyers look for when they’re reimagining a building as a home rather than an office,” Mr Bruce said.

“We’d expect strong interest from owner-occupiers drawn to the opportunity to create a substantial, architecturally rich home with genuine history, while still being close to the beach and everything that makes Albert Park such a sought-after place to live.”

Positioned off Bridport Street, the property sits within Albert Park’s established village environment, close to local hospitality and retail, Albert Park Library and St Vincent Gardens, with Albert Park Primary School, Melbourne Sports and Aquatic Centre and the broader Albert Park precinct nearby.

The location adds a strong lifestyle dimension to the offering, combining the scale and flexibility of a warehouse-style property with access to the amenity, recreation, hospitality and retail for which Albert Park is known.

Advise Transact Managing Director Mark Wizel said the property’s history and provenance would be central to the campaign.

“This is not just another Albert Park property or development opportunity. The history, provenance and cultural significance of 9 Dundas Lane will be accepted by the market as a central part of this offering, not simply background to it. It’s one of the more captivating and alluring value add properties to come to market in Albert Park in some time,” Mr Wizel said.

Stonebridge Director Dylan Kilner said the property offered a form of converted industrial architecture that was increasingly difficult to find in Melbourne’s inner suburbs.

“There’s a real character to this building that you can’t manufacture. It started life as a biscuit factory, and those industrial bones, the volume, brickwork and warehouse proportions are exactly what have made it work as a creative headquarters for so long,” Mr Kilner said.

“Buyers looking for a converted warehouse with genuine history, rather than a new building designed to replicate that character and all of this within one of Australia’s most tightly held residential and commercial suburbs of Albert Park”.
