Two McDonald's restaurants headline Stonebridge's October National Portfolio

As more of the major agencies are looking to launch national portfolio auctions, Stonebridge Property Group are continuing to throw their hat into the ring, as indicated by the announcement of their October National Portfolio offering. Set to go under the hammer on Friday the 28th of October, Stonebridge have a collection of 10 quality investments that they believe the market will respond well to. 

“The desirable long-term fundamentals and security on offer via the properties in our October Portfolio is expected to garner strong interest on a national basis,” commented Stonebridge’s Tom Moreland. “Each of the assets within the portfolio are aligned accordingly, making for quality set-and-forget opportunities.” 

The 10 properties on offer are situated all across the country, in New South Wales, Queensland, Victoria and Western Australia, and asset classes are varied; from fast food, to childcare, to convenience retail.

Headlining the collection is a McDonald’s outlet in Bunbury, Western Australia. Securely underpinned by a 15-year ground lease with options extending to 2047, this 3,395 sqm property sits adjacent to the Woolworths-adjacent Treendale Shopping Centre, providing a regular stream of foot traffic and vehicle flow towards the fast food giant.

Merimbula Square, Merimbula

For investors who would rather stick to the eastern seaboard, Stonebridge are offering an alternate McDonald’s; this time, it’s on New South Wales’ idyllic Sapphire Coast. Merimbula Square is anchored by the iconic global fast food chain, but also derives a significant amount of its holding income via a number of alternative national covenants, including tenancies with Harris Scarfe, Rip Curl and Rivers. With an estimated net income of $577,808, this is a valuable property that is sure to trigger appreciable enquiry, both nationally and internationally. 

“Headlined by four fast food investments, a very rare opportunity in itself, this portfolio has witnessed terrific early interest from investors across the country, with the continued ‘flight to quality’ towards safe-haven assets evident,” Stonebridge’s Rorey James explained.

The two additional fast food investments Mr. James references are located in Melbourne, and are expected to be as hotly contested as their more northern contemporaries. A Guzman Y Gomez on the Glenferrie Road shopping strip in the suburb of Hawthorn that lies at the entrance of the Woolworths-anchored Glenferrie Centre promises 4 per cent annual rent increases on a 10-year lease. Furthermore, a Grill’d establishment in Heatherton will likely prove enticing for investors, as its new 11-year lease looks to work in tandem with its exposure to ever-busy Warrigal Road to create a dependable source of holding income.

“Investor appetite for securely leased commercial investments is remaining buoyant, especially for assets which investors view as generational holdings,” noted Stonebridge’s Michael Collins. “This ideology is keeping buyers in the market, particularly for trophy-style assets that are seldom available, such as those leased to the likes of McDonald’s.”

Complimenting the fast food opportunities are three childcare centres leased to nationally recognised operators. These include a brand new Imagine Childcare Centre in New South Wales’ Gunnedah, a Montessori facility in Melton, and an Eden Academy ELC in Pakenham.
