Brian Sullivan did not launch Sullivan Property Consultants (SPC) to chase scale.
He built it to be lean, focused, and deeply personal.
“I wanted a business where I had real skin in the game and full control over every decision,” Mr Sullivan says.
Founded in 2010, SPC is a Perth-based firm specialising in commercial property syndicates — across neighbourhood retail, large format retail, and childcare centres.
However, unlike many larger syndicators, every SPC acquisition begins the same way: with Mr Sullivan’s own capital.
“We only buy properties I personally want to own,” he says. “This is not about growth for growth’s sake — it is about disciplined acquisitions, high-quality assets, and long-term value.”
It is a philosophy that has delivered not only strong performance but also the enduring loyalty of investors who have followed Mr Sullivan for decades.
From Fast Learner to Founder
Mr Sullivan’s property career began early while studying economics and valuation at Curtin University.
A job with commercial real estate firm Keith Mitchell & Associates (later Savills) exposed him to every corner of the industry.
“It was a small team, so I was thrown into everything: leasing, management, sales, valuation,” he recalls. “I learned fast, and by my early twenties, I was running a department.”
A pivotal shift came in the 1990s when syndicated property ownership began to gain traction in Australia.
“It was exciting to see how collective ownership could generate real wealth — that really stayed with me.”
In 1994, Mr Sullivan joined businessman and philanthropist Julian Colman at MCS Property, then one of the country’s fastest-growing syndicators.
The experience cemented his vision for property investment done differently: aligned, ethical, and value-driven.
He co-founded a Property Syndication business in 1999 to pursue that model.
By 2010, after decades of hands-on experience, Mr Sullivan launched Sullivan Property Consultants to fully realise his vision.
High Conviction, Hands-On
SPC is intentionally lean. There are no bloated management layers and no external consultants directing strategy.
All key functions - from acquisition and strategic planning to leasing, management, and trust administration - are handled in-house.
“We are involved in every stage of the asset lifecycle,” Mr Sullivan says. “Our investors deal directly with the people who make the decisions. When you give away control, you often give away quality. Our model keeps us close to both our assets and our investors.”
Rather than chasing volume or management fees, SPC focuses on a select portfolio of strategic properties with real upside.
“We look for opportunities where we can unlock value — through income growth, capital improvement, or redevelopment,” he says.
Disciplined Growth, Unchanging Principles
Over time, SPC’s portfolio has evolved - from early industrial investments to neighbourhood retail centres, large format sites, and now childcare.
But its investment philosophy has not changed.
“We are strategic in our decisions, transparent in our dealings, and always focused on asset quality,” Mr Sullivan says.
Recent projects include the redevelopment of a shopping centre and a new childcare facility, both of which delivered strong capital uplift and long-term value for investors.
“Our trusts are performing well, our leverage is conservative, and we maintain full control of our portfolio. It is a strong position to be in.”
