Land tax exemption adds appeal to Planet Fitness and Salvos-anchored Seaford asset

Melbourne - October 8, 2026 - A blue-chip retail investment anchored by Planet Fitness and The Salvation Army has been launched to market in Melbourne's south-east, providing investors with exposure to a high-performing income-producing asset within the rapidly growing Compass Business Park precinct in Seaford.

The property is being marketed by CBRE agents Jamie Perlinger, Matthew Wright, David Napoleone and Rick Jacobson. The assets are part of Brix Property Group's 6.65-hectare Compass Business Park development. The offering combines two established national tenants and generates a net annual income of $664,568. The property benefits from a prominent position on Frankston-Dandenong Road, with strong connectivity to Peninsula Link, EastLink and the Frankston Freeway. It features 5,015sqm of freehold land with 65 metres of frontage to Frankston-Dandenong Road.

The listing comes as Compass Business Park continues to establish itself as a destination for retail, fitness and convenience-based businesses. The precinct is home to a diverse mix of occupiers including Starbucks, Guzman y Gomez, Wendy's, Planet Fitness and The Salvation Army. A key drawcard is Planet Fitness, with the Seaford club boasting more than 5,500 members and serving as a benchmark location for the brand's continued Australian expansion. Brix Property Group Managing Director Adam Brick said the success of Compass Business Park reflected a deliberate focus on creating a precinct where businesses complement one another and provide convenience for the surrounding community.

"Great developments don't happen by accident. They come from understanding how people use a place and creating a mix of businesses that complement one another and add value to the wider precinct and community," Mr Brick said. The offering also highlights the growing appeal of mixed-use commercial precincts, with investors increasingly seeking assets that combine secure income streams with strong underlying consumer demand.

Mr Perlinger said the property offered investors exposure to both a high-performing fitness operator and a nationally recognised not-for-profit organisation. "Investors continue to be attracted to assets underpinned by strong tenant covenants and secure income streams. The combination of Planet Fitness' proven trading performance, The Salvation Army tenancy and the strength of the broader Compass Business Park precinct is expected to generate significant interest," he said.

CBRE Press Release Mr Perlinger said the opportunity also provided exposure to the ongoing growth of the Australian fitness sector, with Planet Fitness continuing to expand its national footprint following significant recent investment in the brand.

The property is being offered for sale as part of CBRE's Portfolio 188 campaign and is being sold via an Expressions of Interest campaign closing 3pm on Thursday 5th November.
