Greater Western Sydney's newest agency, and the commercial offering they're buzzing about

South Windsor Enterprise Park - 54 Fairey Road, South Windsor

As Sydney and its surrounding municipalities see unprecedented demand for quality commercial and development space, many in the industrial market are looking beyond the city, to the outer suburbs of the west, to establish their businesses. For smaller investors, competing with major, global players for competitive parcels of land in locations like Norwest is a tall task. Even localities like the Parramatta-adjacent suburb of Northmead are undergoing growth so significant that undeveloped freeholds are granted price expectations upwards of $10 million prior to hitting the market.

Enter Aymen Sobbi and Rino Gazzera, of the recently founded Parkside Commercial Real Estate. Established in April of 2022, the Directors of Parkside both possess an abundance of experience; Aymen was at LJ Hooker Commercial for over seven years, and Rino honed his craft at Colliers for eight years. Both rose through the ranks at their respective agencies, and grew into executive positions. Now, they have come together to offer a boutique commercial real estate experience that seeks to provide Greater Western Sydney with a unique insight into the landscape of the industry.

“Parkside was started by Rino Gazzera & myself, who together both have a long background in the private and corporate commercial real estate sector,” stated Sobbi, when asked about their new venture. “This gives our large client base that spans from multi-national companies to mum-and-dad investors valuable market knowledge and expertise in the commercial property sector.”

With listing coverage that extends from south-west suburbs like Ingleburn, to up and out in the north-west region of Seven Hills, Parkside Commercial have already established a diverse portfolio of listings that provide potential buyers with a range of options. Their latest listing sits at the city fringe, and is poised to maximise the expansion the area is currently experiencing.

“South Windsor Enterprise Park will be located in one of Sydney’s biggest growth pockets being nearby the rapidly developing Rouse Hill & Marsden Park precincts,” stated the agency. “The area is earmarked for future capital and rent growth over the next few years.”

South Windsor serves as part of the gateway between the Greater Sydney Region and Sydney proper. As such, the industrial units that will make up South Windsor Enterprise Park are well situated to capitalise on rapid development in the area over the course of the next few years.

Additionally, Parkside wants to emphasise that these units are not just suited for property investors looking to acquire commercial space to rent out to tenants; they serve as a great opportunity for expansion-ready businesses to develop a freehold position for themselves.

“This estate is perfectly suited to owner occupiers looking to transition from renting, into owning and occupying their own warehouse.”

Available for purchase in Stage 1 of the Enterprise Park's development are seven lots. They range from 174 to 225 sqm, and they all possess mezzanines which increase the total area by a notable amount. With high internal clearances, easy access for trucks via multiple driveways, and four allocated parking spaces per unit, businesses will have an extensive range of necessary amenities at their disposal. Prices are starting at $783,000, and with completion scheduled for March 2023, Parkside anticipate high demand.

As trends indicate that the country’s population is starting to gravitate towards the outskirts of the major Australian cities, South Windsor Enterprise Park offers interested parties a competitive opportunity to take advantage of western Sydney’s continued expansion.
