Victoria 

WHEELERS HILL - $107 million 

HMC Capital has expanded its HomeCo Last Mile Retail Logistics (LML) Fund with the $107 million acquisition of Brandon Park Shopping Centre in Melbourne’s south-east.

The significant Melbourne asset encompasses 5.81 hectares of land with a retail centre anchored by Coles and Aldi. It currently offers a gross lettable area of 23,038sqm, in addition to the supermarket anchors, the centre offers five mini-majors and 86 specialty tenancies and kiosks.

CBRE’s Simon Rooney, James Douglas and David Minty, introduced HMC and negotiated the sale of the metropolitan retail and mixed-used investment opportunity on behalf of Newmark Capital, with JLL acting as the joint agent.

BALLARAT - $54 million 

The $54 million sale of HomeCo Ballarat set a new record value in regional Victoria's LFR sector.

The centre, located at 333 Gillies Street, North Wendouree, Victoria, is fully leased with a 93% tenant weighting national tenants, including Spotlight, Super Cheap Auto, PetBarn, Anaconda, BCF and Fantastic Furniture.

The off-market sale was managed by Colliers Tim McIntosh on behalf of HomeCo Daily Needs REIT.

GREENVALE – Circa $40 million 

A highly sought-after property located at 1205 Mickleham Road, Greenvale has recently sold.

The property, situated in the rapidly developing Greenvale area, encompasses a substantial landholding that has garnered significant interest from investors and developers alike. 1205 Mickleham Road represents a rare and valuable asset in the Melbourne real estate landscape.

The deal was brokered by Ray White Wollert’s Garvit Mediratta.

CRANBOURNE EAST – Undisclosed

A 32.45-hectare parcel of prime development land in the City of Casey has sold.

The commercial land, located at 1520 Thompsons Road in Cranbourne East, was bought by Melbourne property developer, MAB from long-term holders of the land, vendor, Chris Garnaut, CIO and Found of Fawkner Property. 

The land was the third parcel MAB had secured in the 317-hectare precinct, as Victorians shift from visiting traditional retail shopping centres to shopping online, increasing the need for logistics and supply chain businesses.

The sale was transacted by LAWD’s Peter Sagar, Paul Callanan and Henry Sayers.


Queensland 

BORONIA HEIGHTS - $8.25 million

IGA-anchored Boronia Heights Shopping Centre has changed hands for the first time in its 30-year history.

The 1,200sqm centre consists of nine specialty retailers including BWS and is anchored by IGA with a strong tenant retention history. 

CBRE’s Harrison Coburn brokered the sale on behalf of a private vendor.


New South Wales

SURRY HILLS – Undisclosed

Sydney’s famous Shakespeare Hotel has been sold for the first time in almost fifty years. 

The Shakespeare Hotel, fondly known as 'the Shakey,' holds a significant place in Sydney's hospitality scene.

The proud new owner is Laurence Collins and family who own and operate the leasehold interest of The London Hotel in Balmain.

JLL Senior Vice President, Kate MacDonald managed the sale on behalf of Mrs Hargreaves with the assistance of Executive Director John Musca, and Vice President Greg Jeloudev.

DUBBO – Undisclosed

JLL Hotels & Hospitality Group is delighted to announce the sale of the Ibis Budget in Dubbo NSW.

The venue was sold off-market on behalf of Iris Capital with the successful purchaser being a private existing portfolio owner. 

The Ibis Budget comprises a total of 65 ensuited accommodation rooms positioned on an impressive 3,963sqm corner site. The current offering includes smart and affordable accommodation rooms which are complimented by on-site restaurant, pool and expansive car park.

The Ibis Budget was sold by JLL Hotels specialists Greg Jeloudev and Andrew Langsford.
