PERTH, Tuesday 17th February - Colliers is pleased to announce the successful sale and settlement of Lots 603, 604, 605 and 606 Horus Bend, Bibra Lake WA 6163 - a rare, large-scale industrial landholding comprising four adjoining lots totalling 12,263 sqm* in the tightly held Bibra Lake industrial precinct.
The property sold in one line for $8,700,000, representing an approximate land rate of $709/sqm* and a record rate for Bibra Lake on an $/sqm basis, according to Colliers.
The sale followed a highly competitive five-week Expressions of Interest campaign, generating more than 130 enquiries and attracting 17 offers. All best-and-final submissions were required by the campaign close.
Colliers Industrial & Logistics Executive, Benjamin Képes, said the result reflects the depth of demand for well-located industrial land within established precincts where opportunities of scale are increasingly rare.
“Sites of this size in Bibra Lake are exceptionally difficult to secure. The depth of enquiry and the number of offers received demonstrates how tightly held this market is - particularly for land that combines scale with the flexibility of multiple lots,” Mr Kepes said. “This outcome is a clear signal that buyers continue to place a premium on strategic industrial landholdings in proven locations.”
The offering comprised four adjoining lots (approximately 3,044 sqm* each) with Mixed Business zoning and excellent connectivity to Stock Road, the Kwinana Freeway and Fremantle Port - attributes that helped drive strong competition throughout the campaign.
Colliers National Director of Industrial & Logistics, Sam Hammond, said the transaction aligns with broader market conditions where constrained supply continues to underpin buyer urgency across Perth’s key industrial locations.
“Perth’s industrial market remains defined by low vacancy and limited availability, particularly in core, established precincts,” Mr Hammond said. “When rare landholdings like this come to market, buyers respond quickly - and competitively.”
The result reflects continued competition for scarce industrial land within established precincts, where limited remaining opportunities of scale are underpinning strong buyer depth and pricing. National research continues to highlight that serviced, zoned industrial land supply remains structurally constrained, limiting new development pipelines and reinforcing competition for well-located sites
