Melbourne’s city fringe market continues to attract tenants, with national audiology specialists Blamey Saunders Hearing leasing a Carlton space for its offices and clinic.

Fitzroys Associate, Stephen Land negotiated the five-year lease at 145-147 Bouverie Street at $132,000 per annum plus GST, on behalf of a private landlord.

The wholly self-contained, two-level 330sqm boutique office space is situated between Elizabeth and Swanston Streets, directly opposite Lincoln Square. Offered with a functional existing fit-out, it has office and boardroom space and open-plan workstation areas across both levels, and natural light throughout, as well as amenities. Level one has an exposed ceiling and services with skylight.

Land said the ground floor aspect of the office and completely self-contained building were drawcards, while Blamey Saunders Hearing liked the Carlton location for its accessibility for patient clinical appointments and amenity.

Ample client parking is available within the immediate area, as is access to various tram networks, while Melbourne Central Station is a short walk away. The premises offers Lygon Street hospitality and lifestyle amenity nearby, and is also close to Melbourne’s renowned medical precinct.

“Accessibility remains a huge factor for tenants seeking new space. Tenants have commonly sought shorter lease terms over the last 12 months, such as one or two years. The five-year lease in this instance reflected the tenant’s willingness to secure a highly-accessible location for the long-term,” Land said.

“Spaces with partial or full fit-outs, particularly in the sub-500sqm range, have been popular over the past 12 months, as they be easily moved into without the cost being too significant,” he said, adding that self-contained single tenant offices along the CBD fringe and suburban areas have been considered more COVID-19 friendly and continue to attract strong enquiry.
