Iconic 'BHP' is offered for sale in Australia's first heritage listed mining city.

The Broken Hill Pub "BHP" - 400 Argent Street, Broken Hill

Affectionately known as 'The BHP', the Broken Hill Pub is undoubtedly the most popular pub in town. Following a multi-million dollar renovation, the vendors have now exclusively engaged JLL Hotels Executive Greg Jeloudeve and colleague Kate MacDonald to offer the venue for sale via Expressions of Interest.

This characteristic Victorian, occupies a 1,827sqm corner block in the far west of NSW in the 'Silver City' of Broken Hill, dubbed this due to the strong mining economy and significant value it contributes to the nation. It is Australia's first heritage-listed city with a strong tourist trade due to its richness not only in art but also natural beauty, backdropped by the rocky red earth that the Australian outback is iconically identified by.

The Broken Hill Pub is a food and beverage-based business that has recently been repositioned as a quality gastronomic venue. It serves as an excellent platform for an experienced hospitality operator to enjoy immediate trade with the pub having impressive bar, dining and function areas and a weekly trade currently around $61,000 in total sales, this being a figure that is continuing to grow. The pub infrastructure includes expansive ground and first floor operating areas which include multiple bars, dining areas and expansive beer garden. The first floor includes an impressive balcony that can serve as additional outdoor dining or function space. There is further upside to be realised with the creation of accommodation rooms, including the completion of a large presidential suite however these first-floor areas remain in original condition and are the ideal blank canvas for a creative eye.

Mr Jeloudev cites the impressive building, immediate incoming trade and accommodation upside as a lucrative proposition for an experienced hospitality operator.

“The scale and presentation of The BHP is truly something to behold. There is a fantastic opportunity to enjoy immediate income from this impressive asset with further upside to be created via an accommodation offering. The BHP would certainly be a fantastic addition to any hospitality/real estate portfolio and an inspection will certainly not disappoint,” Mr Jeloudev noted.

The freehold going concern interest in the Broken Hill Pub is being offered for sale via Expressions of Interest closing Thursday 28 July at 4pm, if not sold prior. To receive a copy of the information memorandum, contract of sale, or to arrange an inspection all interested, parties are to contact the exclusively appointed agents.
